PURPOSE AND RATIONALE OF THE QUALIFICATION |
Purpose:
The purpose of this qualification is to develop the student's knowledge of the discipline of real estate. The qualification is comprised of a focused curriculum to prepare the learners for a career in real estate. Mastering of the curriculum will provide learners with the ability to synthesise real estate market principles and apply valuation processes in a professional manner. Fundamental knowledge of global real estate relevant to the local real estate will be gained enabling the qualifying learners to work in today's world of professional real estate. The qualification emphasises competence, integrity, and application of ethics in a professional environment. The successful learners will gain a global and South African real estate perspective and an in-depth understanding of the real estate market which will provide them with a competitive advantage for employment. Rationale: The Advanced Diploma in Real Estate is currently in demand by industry due to its specialised nature. The content and scope of the Advanced Diploma in Real Estate will enable learners to fully capitalise on the strengths of financial market concepts, which in turn is a key determinant of sustainable prosperity in the world. In the Department of Finance and Investment Management there is a demand by learners to continue studying. Others who will pursue this Advanced Diploma are individuals currently employed in the financial market environment who want to improve their qualifications and their career opportunities in addition to working towards becoming a real estate practitioner. This qualification is also for learners who have no work experience in this field who want to eventually become a real estate practitioner. Initially this qualification will be based on South African principles as the current demand of distance education for this type of programme is from South African individuals. As the qualification develops and grows, it will be internationalised as required by the market. Learners from other academic institutions who meet the minimum admission requirements will be considered for the programme. Real estate plays a critical role in the functioning of the economy. All the activities that take place in the real estate industry are regulated through legislation and through the rules and regulations of the various regulating bodies. For the system to function optimally and to serve the interests of market participants and the economy as a whole, it is imperative that all real estate practitioners are qualified to perform the functions entrusted to them in a competent and ethical manner. Research undertaken by the Department of Higher Education and Training in 2015 concluded that there is a shortage of skilled and appropriately qualified people to take up positions in the South African real estate industry. The qualification will enhance the flow of young real estate practitioners into the local labour market by providing an approved higher education programme. The qualification will create new options for learners with a real estate background such as National Diploma's to improve their qualifications to comply with the latest requirement from the South African Council for the Property Valuers Profession. |

Recognition of Prior Learning (RPL):
The Faculty accepts Recognition of Prior Learning (RPL) as an integral part of education and academic practice. It is acknowledged that all learning has value and the Faculty accepts the challenge to assess prior learning and award credit that is aligned to Faculty programmes to promote lifelong learning. The purpose of the institution's RPL policy, which directs the Faculty's RPL procedure, is to recognise prior learning in order to provide for access into programmes, grant advanced placement in programmes and grant credits for modules on the principles and processes that serve as basis for Faculty-specific RPL practices. The Department follows the institution's RPL Policy which requires the formation of a departmental RPL Committee to review RPL applications. The Committee compromises at least three appropriate members in a Department, including an Advisor, Assessor and Moderator. 2. Conduct mass valuations, valuations on income producing properties and valuations of undeveloped property by applying discounted cash flow and feasibility studies methodologies. 3. Apply the concept of time value of money in property valuation and management. 4. Apply the basic concepts of discounting to build cash flow models. 5. Self-organise and work in groups in the face of continual challenge from the real estate environment. 6. Apply new knowledge acquired in the real estate environment. |

The assessments comprise of the completion of two Formative Assessments and a practical assignment which, when combined, constitute a portfolio and amounts to 50% of the final mark. The assessments and assignments forms a coherent whole, and are authentic in nature. Assessment tasks comply with the institution's requirements. The balance (50%) of the final mark is achieved by completing a Summative Assessment. |
INTERNATIONAL COMPARABILITY |
This qualification is unique to South Africa comparisons with international institutions below are limited. As indicated in the rationale, this qualification creates and opportunity for real estate practitioners with National Diplomas to articulate to the new entry requirements, as determined by the South African Council for the Property Valuers profession, into the real estate industry.
Hong Kong University SPACE in China offers Advanced Diploma in Facility and Property Management. Duration: This is a part-time course, offered a period of 24 months in English. Admission requirements: Applicants shall: Or Or And Or Or Or Or Applicants who cannot satisfy the educational requirements specified above may be considered on individual merit provided that they have at least 5 years of relevant work experience in the field. They should also have an acceptable general educational background. With effect form 2007, HKU SPACE recognises Grade E previously awarded for Chinese Language and English Language (Syllabus B), (Grade C in case of Syllabus A) as an acceptable alternative to Level 2 in HKCEE. Outcomes and Modules: The outcomes of the qualification are: Modules: The first three modules are core modules and must be passed, students must elect seven more from the other modules. Students must complete a total of 10 modules with a total number of 120 Credits. (An additional optional module is provided for fulfilling the academic requirements for Admission to the Corporate Member of HKIFM). The qualification differs in terms the country specific application and legal requirements for the managing of real estate as it applies in China. International Career Institute in Australia offers Advanced Diploma Real Estate. Duration: Distance Learning - 31 weeks. Admission requirements: There are no previous work or education requirements for entry into any course level. Students may enroll directly into the Diploma or Advanced Diploma levels without completing lower ranked qualifications. Graduates can expect higher course levels to result in higher potential salary, positions and skill capabilities. Outcomes and Modules: The graduate is able to apply a significant range of principles and techniques across various contexts and functions. Graduates can expect to be involved in significant judgments, planning, and leadership/guidance functions related to workplace products, services, operations or procedures. Modules: Property Sales: Property Management: Business Practices: Agency Services: Synopsis: Although not similar in terms of outcome, the duration is 31 weeks for an Advanced Diploma. The qualification covers four different streams; the outcomes thus difference from the Advanced Diploma Real Estate. However, both are offered online or distance learning.
