PURPOSE OF THE UNIT STANDARD 
This unit standard will be useful for people who are employed as housing supervisors in a social housing institution. Learners will be able to assess maintenance work, make decisions about how it should be handled, deal with basic repairs themselves and ensure maintenance service providers deliver quality work.

The qualifying learner is able to:
  • Assess maintenance requirements and responding appropriately.
  • Control quality of service provider maintenance work.
  • Carry out basic maintenance work.
  • Demonstrate knowledge and understanding of basic maintenance tasks.

  • Maintenance includes physical systems in buildings as well as gardens, and external structures and facilities.

    SPECIFIC OUTCOME 1 
    Demonstrate knowledge and understanding of basic maintenance tasks. 
    OUTCOME RANGE 
    Tasks include but are not restricted to basic plumbing (including geysers and drains in relation to blockages), non-statutory electrical work, replacement of light bulbs, gardens, access control systems, painting, simple glazing, general maintenance such as repairs of door handles, hinges, correct use of tools, nails, screws etc. 

    ASSESSMENT CRITERIA
     

    ASSESSMENT CRITERION 1 
    The physical systems and facilities in a social housing complex are identified. 
    ASSESSMENT CRITERION RANGE 
    Physical systems include plumbing systems, electrical systems, drain systems, geysers, ventilation systems, access control systems, gardens and others as applicable. Facilities include crèches, parking facilities, playgrounds etc.
     

    ASSESSMENT CRITERION 2 
    Correct tools, parts, and materials required for the maintenance tasks are identified. 

    ASSESSMENT CRITERION 3 
    Correct methods, task preparation steps, task completion steps, and safety, health and environment issues relating to the maintenance tasks are identified and described. 

    SPECIFIC OUTCOME 2 
    Assess maintenance requirements and respond appropriately. 
    OUTCOME RANGE 
    The entire range of maintenance tasks that might need to be performed in a social housing institution is included in this specific outcome because supervisors will be the first to encounter the issues and they need to know whether to refer and who to refer to.

    Incorrect or sub-standard work and use of poor quality materials are identified and referred back to service provider for remedy.

    Completion of tasks, including cleaning up are ensured.

    Checking is done to ensure that disposal of waste material is carried out according to applicable safety, health and environment regulations.

    Steps include, but are not restricted to, receiving reports of problems, assessment of task, assessment of warranty or guarantee status, task orders, quality control and signing off, submission of paper work for payment, payments and record keeping.
